When I see it the amount is 12-15% but I see people in your position utilize that huge equity as an easy way to get private short term money from friends and family and then clean it up on your cash out refinance on the new property.At the same time look at your cost you pay for the existing loan vs a refinance. 

@Christi Hawkins  Much like the auto industry  do we think everyone pays the exact amount for a vehicle .. do we think someone who sits there and grinds away for 8 hours might pay a little less than someone not as familiar or as good as another in grinding the salesmen the manager who gets the hand off and the close.this is why I LOVE Tesla you buy on line price is the price for all of us.. and it takes exactly 3 to 10 minutes to buy the car.. its GENIUS.. and why its such a threat to big auto... if you have not been on the Tesla site check it out see how easy it is to buy a car.. the finance part is auto matic too just put in name rank serial number and your approved almost instantly..you do need to put 2500 down on your credit card then they configure and produce your car..

Floating vinyl plank will not ruin the wood floors if you or someone else wants to redo them later, it is pretty cheap, and very easy for a DIY project.

I just have nothing to compare it to yet for a reference that holds water legally in FL.

Hi All, New BP member looking for some references for good contractors in and around Baltimore City.

@Ryan Behnke  With that many doors then I refer back to my original post lol I’ve had to start looking out of state to find deals making more than $100 a door so I understand.  

They were quick and easy, but not well constructed.Lowes blinds.  

Maybe others would have some flexible underwriting too, but these guys are pretty easy to work with and know how to work with investors.
