With contractors there are three things you want

  • Good price
  • Good workmanship
  • Fast and reliable

Pick 2 out of 3, that is the best you are going to get. 

Contractors are the toughest part of this business. Really good ones are so rare that if an investor has one they don't want to take the risk of loosing them to another investor.
