@Wayne Brooks  Exactly what I was talking about.... and post GFC for about 2 years a lot of stuff happened that was unprecendented.. this is not the case in todays market.. the banks have figured out how to handle this.. rules and laws and harp and all the other stuff have come into play.On top of that as OP said consumer or Owner occ debt is highly regulated.. they can't sell notes to anyone who is not set up as a licensed servicer or has one...

I don’t want to be in the roommate-finding business so I let them sublet to the person they find to take over the lease/sublet for co-ops/internships.

This is terrible advice and goes specifically against what the OP gave as his "why" on debating paying it off, "...at this stage of life as burning gas in the RV [is] far more appealing than more debt...". lolI think what @Bill Brandt said is a good option, removes the worst of the interest while retaining reserves.

It creates, as the OP stated, hardship for the landlord, but not the arbitrager, "...I knew the hardship a vacancy would have for them...".It's nice to see the OP is working on reducing that hardship!

so maybe im dense, I see the calculator page on the STS website, but it just looks like a breakdown that you would do manually in a sheet. but that breakdown doesnt seem to address the questions the OP was looking for. unless you have to schedule a call and engage with them.
