Yeah no one wants to have money locked up in a deal for 2 years because no one knows what will happen in two years.

Take possession and change the locks ASAP

Hello everyone...I am a 34 year old medical device sales representative (working for "the man") in the South Florida market looking to passively invest in real estate instead of staring at my hard earned savings earning less than 1% annually in the bank.

Again, even if that insurance is locked into the payments for the life of the loan, all that really means is you're going to have to refi it at some point to get rid of it......

This allows us to act like a hotel vs a normal monthly rental and we can change the locks the day a tenant does not pay.

Basically as soon as you hear from him you are going to change the locks anyway.     

The way i would go about locking in my first deal is putting up bandit signs.

I was only able to communicate via text message with this contractor, because he wouldn't pick up the phone, and basically had to fire him via text and then switch locks on the house.Thanks for any help.
