.- hard money/private money you can use this and its probably the most flexible but pricing can be very high (rate) and expensive (points/fee's)Most people will max out their 10 financed properties if they can then go to portfolio.Personally I go in and out of portfolio and conventional because of the benefits, its sometimes worth the less advantageous terms, pricing, and features to have flexibility or a higher LTV upon cash out with portfolio financing (80% vs 65-70% with conventional) plus portfolio approves loans based on commercial type processes (less brain damage).

I could get a HELOC giving me access to 80% (say $64k) The hair brained idea is to find the people that operate in that area in either wholesale or flipping, and try to partner with them once they find a property that makes sense numbers wise for him and is a good home for me.
