This can be done for sure, but it is a niche endeavor and you will need the counsel of an attorney and CPA that are well versed in fractional ownership. 

Light weight quilted covers work well especially in Florida.

We had to wash the walls, then prime and paint them, as well as washing and painting the cabinet faces in the kitchen (building is in a C neighborhood).

There’s lots of free stuff on YouTube as well you just need to do a search.

But lots of new construction as well.
