I just want to make sure it makes sense with the market that is available as I love NYC and always dreamed of owning a home here and it would be great if I can make the right decisions to ensure success before I focus out of state. 

The deposit is your leverage to ensure they pay last month's rent and leave the place clean.

And don’t discount creative financing deals or buying off market properties at deeper discounts.

Has anybody raised capital from a deal from facebook/instagram ads, billboards, or other creative advertising means?

I definitely love how creative you can get with funding real estate deals which then crosses over to other financial aspects of life.

In short, it has a lot to do with how I wasn’t raised and me not taking responsibility over my life in that way.So I think the refi options is great and actually I found a creative way to do so through a private lender.

You have to understand their individual needs more deeply and get creative.

To ensure sufficient demand, there needs to be a decent spread between alternative housing options and options in the MHP.  

I am considering telling them no flat out but it is a long term tenant and would be open to some other creative solution.What would you do?
