Laws are made to guide ethical conduct, enforcement is local (generally).

So our greatest time consuming activity is arranging for and conducting periodic maintenance inspections. 

Otherwise it is worth the money and leg work to find an experienced RE attorney who knows the law where you wish to conduct business.

I occasionally catch myself being envious of those that can simply "conduct business" without regard to anything other than the bottom line but then I think of all the people I know like that and I realize I'm more content having empathy for others.  

I'd be suing that lender if they choose the worst path, most damaging path when a borrower could sell and payoff the lender, that is simply tortuous conduct by the lender.

By not disclosing the vendor has not conducted him/herself in good faith and, quite possible has breached the terms of the purchase agreement or, as a minimum to delay Close and reopen negotiations.  

Once you receive a list of delinquent taxes, filter to remove parcels with structures and conduct some quick market research on the cost per acre in that area.  

My not having liked the deferred tax scenario was a based on the way I conduct day to day business/activities, not because of any significant thought or knowledge on a 1031 exchange.  

It all depends how your state/county conducts auctions.

Regardless of what the LL did, said or expressed in the lease, it's all your fault for not conducting a move-in inspection and noting the issues.
