I don't mind a nice looking laminate as the high definition colors and textures look pretty good. 

If you simply hold onto the property for ten years after the tax deed date, and maintain possession (usually by renting it out) then you are into old fashioned "color of title adverse possession" which is 10 years. 

We do get snow though, in fact we get all 4 seasons including Fall colors. 

You can go from really subtle to rather heavy.I have textured walls at my current place 1980's rental:  (Orange peel)Patching holes:Painting: I have an airless sprayer and can cover a 1600sqft place in 1-3 days, depending on color scheme.

I also painted old exposed beams in the great room one of the top 10 color choices from a Home Depot display.

A cool map that could pan around with darker colors for lower cap rates would be interesting.

The thing about giving any advise when it comes to entity structuring is it's a guarantee for no consensus, because with the different states and twists to laws, more kinds of investments than colors in the rainbow, it turns more into a topic like stating what the perfect meal is. 

It would typically be done by an attorney, though if you studied up you might be able to do yourself.A contested Quiet Tittle is horse of a different color, however.
