I rent a few blocks from the property, so I am familiar with the area. the deal is in one of the more nicer pockets of the Van Nuys area. 

Reflect the color you use somewhere else in the house, maybe stain the brown doors or trim the same color.

It would be nightmare trying to rehab with them living in the house and you'd have a fight (understandably) about everything from the work schedule to the carpet color.

Good advice above, but really, let your local professionals address this and guide you, hope it all flows easily for you but there can be several road blocks on this, at this point I would not have high hopes.

This house I just bought has 4 bedrooms all painted different colors.  

A number of years back, a house that sat on the block behind my rehab was already well into the rehab before mine started; and mine was finished first.

Some places may support fix and flips of high value homes or some may have lots of cheap run down homes in Class C - D neighborhoods that may be worth looking at rehabbing a block of.
