The only solution: jackhammer and remove the slab over the line, dig out old the line and install a new one, backfill it, re-pour the demo'd slab, and re-finish a substantial portion of the basement...needless to say, we got some real concessions from the seller before closing (to offset not just the cost of the new line, but also the downtime, holding cost, and vacancy that had to happen while the line was being replaced).I never buy a property without doing a scope (and it's saved me many tens of thousands of dollars, and major headaches).Good luck out there!

(Being that most apartment building in downtown lisbon are small and only need refurbishment on the inside no structural repairs needed).Which offer incredible yields both on a rental basis or from a fix & flip perspective.In my specific case I don’t have the required funds available to enter on my own and therefore am looking for seasoned investors who would be willing to enter on a partnership or joint venture to invest (all legal, with written contracts obviously).I have seen people with no money but the right skills and connections for the job be successful at it.

My question is, with everyone taking a loss, the title company has reduced their fees, the RE has reduced their commission, and the seller will walk away with no money, how do I prevent getting to the closing table and someone (Either the bank or the other lien holder) deciding they do not want to remove the lien or take a loss.

Hi Jonathan,If the ARV is 200k and you do a cash out refinance at 75% LTV, you'd leave 50k in equity and take out 150k minus closing cost that you can use on your next project.
