neither are very accurate... you need to have a list of comparable homes that sold in the area that match  the house you are looking at  in lot size ,sq feet,  bed ,bath, outside finish etc  and some time houses even a few blocks away don't match because  they are over the tracks or a hwy or something that makes them a different neighborhood... you need to find a way to get actual sale prices of homes sold in the area and a way  eg feet on the ground to tell you if they are fair comparables.. your offers  and your profits depend on accurate comparables so you can judge  what you are doing... just my thoughts

We currently live in the Twin Cities area in Minnesota.

I'm trying to figure out if it's feasible.I'd like to build a 4-6 unit building (assuming the city approves) each with 2 bed, 1 bathroom and small kitchens. 

Inner SE neighborhood, access to the new Orange line and Springwater corridor, it's a fantastic spot.

Depending on the neighborhood, parking in Chicago goes for anywhere between around $15K - $50K.  

You may need to look into the laws and regulations on he property you are discussing before you have to enter a war battle with the city of Houston.

I filed my signed note (we talked about this one before) with the city and they said without a deed of trust filed, it won't lien the property when it is sold.

I've spotted a potential single family BRRR in my neighborhood. 

My favorite way to find buyers is to get a list of all the cash buyers for the past 5 years in the neighborhood where the property is located.
