would you guys agree that cap rate in League City, Katy, Pearland, and Texas City is still 4.75-7.5%?

The city that is next to College Station and the home of Texas A&M.

My Air Bnb days are a bit on hold in SF as the city refused to renew my license twice claiming, “ it doesn’t appear that I live there.”  

He messed up, he knows it, and he is attempting to fix it so he doesn't get tied down in courts for (possibly) years on end.That being said this sounds like a possibly amazing opportunity for you, its like your duplex just appreciated in value considerably faster than the entire city.

I just received an inspection report for a home I have under contract in Kansas City and there were some potential problems identified with the foundation. 

@Fritz Doublas - I would recommend talking to and finding cash buyers at the nearest large city.

However, check with your local electric company, water company, and city and county. 

If the Building Department doesn't seem too keen on addressing the issue speak to your local City Councillor and, if necessary, the Mayor's office. 

(Toilets are a big one)- Deteriorating paint (lead is extremely common in cities like Rochester)- Breakers, furnace filter(s), water heater(s)- Damaged/broken stepsI think it is a little ridiculous to go around and nitpick with a checklist, but we do check for issues that would cost us money down the road, or are safety issues for our tenants (and properties).
