Let them leave on their own, not at your expense because you are not asking them to leave and will accommodate reasonable costs due to the required work.BTW, I had to do a seismic refit in my house in San Bernardino County when I did a 1200 square foot room addition.

Also, if they have a child then they will want one as well.The other side is that if the area is more of a single/dating area and little to no families then the shower might be better.

You'll want to find out how appraisers in the area value real estate in your area.In my area, the value is highly affected by location, views, and finish level.In other areas, it's almost purely dollar per square foot since many of the other factors tend to be equal.In my area, you'll see a house sell for $200/ft right next door to one that goes for $438/ft.
