Cash flow is NOT the only benefit of owning real estate. 

Unless.... your happy to be VERY cash-deep into it and ready to absorb the hit's of a LOT of time delays and additional expenses or cost over-runs.

I won't be investing in the riskiest/most supportable asset subclasses such as hotels, and tilt my portfolio the ones that have historically been more stable such as multifamily and single-family housing.

Plus, it's faster and might save you some cash on those pesky fees that banks love to charge.AAN Don't forget to cover your bases.

As for going back to work, I had a very successful investor tell me that you need to have constant cash in the beginning of your REI career.

If you can find a great long term rental that still cash flows in CO, then I'd say it's still worth it. 

The intent is to cut down on the cost of applying for rentals, particularly for renters that have to apply more than once in a competitive market.Do you support this?
