It is still an "adverse outcome", and you have to put a letter in writing (according to the FCRA) explaining that adverse outcome, and offering that the applicant can dispute the credit report and get a free copy of the report.If you look at debt, and require a certain debt-to-income ratio, then that would not be discriminatory (as long as all applicants have to meet that same required DTI).But now you state that "she had obvious claims on her income that could jeopardize her ability to pay the rent" - is the evidence for that taken from the credit report, or is that based on counting bodies listed on the application?

this dont sound good you need to make sure evrything is true.check the copms.ask question and makesure it can be verified..people will lie. im new to real estate by reading your post i can tell something smells bad!

One Health Dept's minutes were about a rental property where a neighbor complained about the "septic smell", the health dept went there and said the septic was "failing", they condemned the house, summoned the owner & made him put the family up in a hotel till it was fixed legally ( no midnight fix with a small backhoe).

@Nicholas CotroneoI think you need to set yourself apart from the average or "perceived average" property manager.Some of the biggest complaints I hear from other landlords is that PM's just put warm bodies in the property, then collect another full months' placement fee 3 months later.

After reading many post here on using an ozone generator to help eliminate apartment smells, I went ahead and purchased one.I have a unit that had a smell to it.
