And that’s too bad, because the concept can lend “clarity of purpose” for many investors.Often, we in the real estate arena, get caught up in our real estate “business”, with an emphasis on “cash flow” or “spendable” income, the professional investors equivalent to salary for the wage earner  and met income to the small business owner.  

Once I have located such a property, I buy their property for below market, (instant equity) no bank qualifying, no credit checks, by offering to take over their loan and make their payments for them.

If you're getting burnt on bad repairs it will help to use techs/subs that have some built-in accountability so you have some recourse if they burn you - whether its with their employer or a review on the platform you hired off of.

I would think that it would probably be more comfortable to do that than living in a camper, but maybe not as comfortable as a single family house.I don't think any of your options are bad.
