They’re defiantly doing high bid wins the rental in Arizona. https://www.azfamily.com/news/...When one tenant was told they already had lots of interest he offered $200/mo extra, so they asked their top applicants to offer their highest and best rent.

Credit report shows reasonable debt load for verifiable income.3) making our application free and requiring tenants to complete the application before we will schedule a showing.This process seems to cause unqualified tenants to self screen themselves out and has virtually eliminated no-shows and unqualified applicants but I don't think our screening process would fly if our units weren't extra, extra nice.

Our New Orleans event, aside from having lots of networking and an incredible speaker lineup, will have a couple of "extra" things as I understand it... such as a marching band leading us from the event site to a handful of bars on bourbon street that we intend to fill up.

On the other hand, the large property is great cashflow but I would now need to borrow extra money for DP and will not gain the advantage of pulling equity from improvements .Any thoughts?

Yes it is common, but it's a load of *** that they didn't disclose it.We lose potential clients all the time who fall for competitors claiming they don't charge extra for maintenance - but we know they are lying and just hiding it.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

I was kind of thinking adding a portion of the water on top of the rent across the board to each tenant that's very reasonable (even just $25-30 extra) in the mean time?
