House Hacking Pet Policy

Hey bigger pockets,

I've got a house hack question for you guys. My wife and I recently moved to Nashville and we got a house with an ADU. We plan to live in the ADU and rent out the main house.

The challenge we are facing is the pet policy. We have considered not allowing pets in our house but we also have a dog. 

Since this is our first house should we say we don't allow pets in the main house even though we allow pets in the ADU? What are best practices here?

We want to be fair but we also know not everyone trains their dog very well.
