I've mostly been an information gathering ninja here, even as of current, but after watching about 2 dozen or so podcasts, one of the reoccurring themes stated is to become one w/ the community n to mingle w/ an empty Heineken in hand (which I hadn't drank) that I will fill up w/ water later.

Make sure you have a good grasp on historical HOAs and assessments.

The Walmart window plastic works well and if you don't have dozens of people crawling on it, will last as long as the house.I understand the tight quarters, but there are some things you should understand about vapor barriers; they don't have to be perfect, a gap here or there isn't bad; and some is better than none.With help, you can open up the floor, which it sounds like you've done some, cut the plastic into strips and pull them from one end to the other.

If you are looking to buy a property what makes you any different than the dozens of other inquiries? 

Six months,  about a dozen offers, and two visits to probate court!  

Once that is done you can assess the water damage.

I have attended literally dozens of boot camps and seminars (never Than's, mostly Ron Legrand, which still cost sometimes $5k for a 4 or 5 day event).

On paper it looks like I could essentially replace my income when I get to two dozen rentals cash flowing a few hundred dollars a month.

A house with 100% financing, but a good 30 year, fixed, low interest rate loan is a steal to a landlord with a few dozen or more houses who would like to obtain more properties, but will be denied by conventional lenders.
