How long did it take to find your first buy?

Hello everyone!
My wife and I have been saving for quite a while to get ourselves to the point where we could begin flipping homes here in the PHX area. Three months ago we made it, we have the cash and we're ready to buy.
I'm curious to hear from all of you who have been there how long it took to get into your first flip. I've signed up for every local wholesale newsletter I can get my hands on, but it seems as though most of the newsletters are the scraps left behind. When I do find one that makes sense they've been sold sight un-seen before I can even get in to view the property.
I'm trying to mitigate risk on my first so I have some pretty specific parameters on the spread, locale, and unknowns, but I'm curious if I'm just not getting in contact with the right people, or if I'm being too selective.

Thanks in advance for your thoughts

Newsletter?? You need to get in contact with folks that will call you when they get something. Establish a relationship with several wholesalers that work in your area.
