With that said, I believe there are a still opportunities for buying decent deals in the market that will cashflow but a person has to be very selective and willing to move quickly when the opportunity arises. 

But a rising rate environment is usually a signal of a strong economy and/or inflation, both of which typically go hand-in-hand with a rising rent environment. 

As a professional (yes, that's the term) property manager, licensed as a broker in Texas and a member of NARPM (National Assiciation of Property Managers) it is offensive to me personally when (if) these suspicions and doubts ever arise in a conversation with a client or prospect.  

Based on my good buy on this one and if I can keep drumming up deals, I think we can keep hopping these for hopefully the next year or so if the opportunities arise.

Also note that the LLC does not protect you from liability exposure for any lawsuit arising out of your rental activity.

Often times, issues arise with the assessment of various neighborhoods.

But who knows depending on how the govmit and lenders handle the Covid default situations could see it arise again.And of course there are tons of newer agents always breaking into the market..
