Currently, we have 20 properties of which two are higher end stilt Beach houses in Myrtle Beach,SC We are from Michigan but went south not west 😁Best of luck but the best way to get going is just old fashioned cash and buy what you can, grind to get to a cash out refinance and then buy more.

. -- definitely not a war zone.The problem I've found with those areas (Stone Mountain is a great example), is that there is so much inventory that it can be difficult to acquire tenants at market rents in a timely fashion.

The benefit to waiting until he passes to do inherit these properties would seem to be the 'step up' in cost basis - so if he purchase in 1990- the original cost basis is 'stepped up' to the current value (opposed to original value)The benefit to this would be to if you sold right away, capital gains would be minimal - in opposite fashion to selling later on (post 'step up' cost basis for the year in which it was inherited) after further appreciation.

I dont know anything about those particular markets, but I recently completed a BRRRR in western MI and I live in VA.
