Hello everyone,I just joined BP today, although I have watched/read their info before.I know of a family friend who will be selling their house in about 6 months or so.

The suggestions by Nathan and Tanner are great places to gain knowledge and insight for what you need to watch out for with tenants in Colorado. 

It is normally not recommended to do it once a year because you may forget certain transactions.There are various youtube videos that you can watch that can teach you everything you need to know about quickbooks. 

That is just one example, but you get the point.I drive a ten year old minivan and watch every neighbor roll up with brand new $40K SUV.

Watch this - I'm about to send @Ashish Acharya and @Wayne Brooks spinning around the room :)There actually is a legal concept related to contracts and 1031 where a contract to purchase property that has been in existence for more than a year might be deemed to be the same bundle rights that are afforded fee simply ownership of property. 

Anybody experienced anything similar and anything I need to do/watch out for? 

Hey Tonya, I watched the CI webinar, read through the BBB ratings and complaints, seems there's lots of people who were unhappy. 

The big question is do you want to sit on the sideline and watch or do you want to participate?
