1st property and now all I can do is think about the 2nd

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $120,000
Cash invested: $38,000

3/2 in Columbus. First deal all from watching BP podcast. Off the MLS.

What made you interested in investing in this type of deal?

It was an easy place to start to learn some of the ins and outs of REI.

How did you find this deal and how did you negotiate it?

Found the deal off the MLS. Didn't negotiate too much 2k off asking.

How did you finance this deal?

I used a HELOC to fund the down payment.

How did you add value to the deal?

LVP flooring throughout the home. A few lighting fixtures and vanities in the bathrooms.

What was the outcome?

Amazing outcome for my first deal. Learned more than I thought I would be loved the process.

Lessons learned? Challenges?

You need a plan of action before closing. I didn't have a good solid plan until after I got the keys. I would have a check list and contacts for each step following closing.
