Last fall we converted a large garage space into a super efficiency apartment.

Demand is high and supply is super (although artificial) low thus price increases.

Problem is that I am paying 24% down to get a loan amount less than 417k which lets me use conventional interest rates instead of super conforming rates(+0.3% to 0.5% higher).

And don't think you've fooled them into thinking you wrote them a letter by hand.Postcards work well if they have a high-impact design + a great brand and super-easy-to-remember contact information.

there are new condos still more to come but these are small and super expensive…but it seems like there are few in the area already replied to this post it maybe a good idea to meet up and exchanging ideas and share what we already have learned.

The hard money is super expensive and from the presentation I was given, it cut the profit in half (versus paying all cash).
