One tip I can give that I liked about my rental properties is to have them located in the same/similar area...preferable close to your primary residence.

@Heidi Foster what you are describing has close similarities to SOME bank policies on their accounts. 

It is similar to a cook at a popular restaurant buying meat, but cooking it on the company grills, using the waitresses to serve it out the back door to customer pulling up paying cash.

I know many people in St Louis doing similar type of investments.
