I can maybe bring in 150k-200k but the difference, I was wondering if its feasible to ask agent to propose to seller to carry remainder of the deposit as a 2nd mortgage and I pay her back aggressively after property maxed out.

But I’m betting you will have trouble with the front half of your proposition (getting a seller to bite).If you look at this from a seller perspective, all of what you propose is very complicated, versus a typical buyer paying him off and he is out of the picture.

@Maddy Lakshmananwhat you are proposing will not work.you can't just 'refi' and pay the HML back unless you've added significant value to the property.otherwise you'll just be out a bunch of cash.do the math and you'll see.

I propose to my mother to increase it $15.00 or $20.00 each year until she is near or just below market value.What are some good reasons to raise rent that tenants wont get upset about?
