Wasn't a home run deal but the strategy can be rinsed and repeated and provided an above average return in just under 6 months.

I feel like I have been reading and looking at different properties for awhile, but I am wanting to create a business plan that is somewhat adaptable/repeatable over time.

Rinse and repeat (need a team of course for this). 

In fact, some people really managed this scenario last time in 2008 and they could repeat the same this time as well. 

- Lender loans cash for a rental property- I put property in my LLC- lender and I enter into an agreement that outlines our terms - I use my own reserves to renovate - obtain HELOC to pay lender back, replace reserves- RepeatOr.. what strategies are recommended when a cash partner is available to you?

@Dov SchoenbrunTo answer your question about hard money lenders, that varies from each one and your assets, finances will affect their rates too.

Changes in all of those factors don’t necessarily affect asset prices *immediately* but in time they do.

Your feeling about your tenants and process affect the outcome to some degree.Personally, I am not crazy about Section 8 tenants, but I have some.

We hope to repeat this process 2 or 3 times.

Btw, I do several types of rental property and they are being affected differently.
