I know this isn't the conventional way to job search but I have been firing off applications for almost a year now and haven't been hearing back so I wanted to give something else a shot.

@Praveen Van  Not sure on a DSCR loan specifically but I have similar commercial loans, that are based off the rental income of the property. 

If it's not more than $5K, you're probably best off moving on. 

There are still a few good resources for Log Cabins or Off-Grid style properties in remote areas as well.  

Once you find the right tenant, it is a pretty hands off investment. 

Im looking at 7% however I think a better safe guard for me to have enough skin in the game is to move the sales price higher just in case he decides to pay off the loan earlier.

It's 20% down but it doesn't go off DTI but income of the property (yes, even SFH for STR).

Good evening,So I have an off market property I may be able to purchase. 

I Know it will complicate taxes  because we have to file as an individual and then for the LLC  but there is a fair amount of depreciation and carry forward losses for us to consider, not sure when those will be completely written off.
