I look at all the new homes each day (as well as 30, 60, 90, 120, 150, 180 day-old active snapshot) and compare them with the average neighborhood rents by bedroom count using about 1600 data points I regularly gather from Rentometer (yes, it is a tedious task!).  

There's 500+ years of historical data available proving that this is the single best method.
