You'd be surprised how narrow the gap is once you figure in that the lower-income guy pays no income tax and gets a huge earned income tax credit payment each year (could be thousands), plus is probably eligible for food stamps and other giveaways.3:1 is kind of industry-standard, but you should at least take a look at their other debts and obligations.

A friend of mine swears that Ocala is a better place to invest, but since I'm new to the game I want something that is within a 5 mile radius of my house.And I just learned that Gainesville has a landlord permit system in the city where you can earn demerits if your tenants draw complaints from the neighbors.

You can find the guidelines on the CRA website or, better yet, have a coffee with your accountant.Family can always lend to you outside of a registered account (though they will pay taxes on the interest earned).
