The fed is going to keep a tight position as long as they can...until stuff breaks so they can vacuum up the massive amount of excess stimulus and decrease the size of their balance sheet. 

Some states have licensure requirements for private lenders including California, Oregon, Idaho, Nevada, Arizona, Virginia, Florida, the Dakotas, Vermont... that may not be an inclusive list.

Does that number include tax, insurance? 

If you can make a deal in an A area break even, it's an excellent purchase.

STR should be a strategy utilized to cash flow or break even on expensive property. 

I feel that if 1-2 points is going to break my deal, then it was a bad deal in the first place.Do you have any input on a different strategy?
