The few who survived have enjoyed a huge increase in demand and a competitive landscape that has not caught up yet.To solve the problem outside of government intervention, private businesses need to spot the opportunities in the market.

This discussion is meant mostly for people that survived the 2007-09 real estate debacle. 

Its not a good idea to focus on a niche market as the only way for your business to survive unless you are sure that that niche has a large enough market to support your business.

Newbies don't need to be hearing drive 15 mph over the limit, they may be in Oklahoma, there are plenty of gurus and pitches suggesting to drive 20 mph over the limit, speaking to a national audience I can't agree with that, so I will default to Oklahoma as that ensures your long term survival.

@Sha Harris what are the zip codes where you are purchasing these rentals?

Liens are based on seniority… so a lien in first position survives say an HOA suing for back HOA dues.  

Hey @Anna Harris - I actually have a mid-term rental here in Chicago, so can't speak directly to the Rockford market, but I can say that I love the mid-term strategy.  

But I would need to move my family, curtail my spending, and hope nothing goes wrong ever, and I could live a frugal middle class lifestyle and survive.
