I use RE tax records , Direct mail , Google owners name & property address , BeenVerified.com , Facebook , Door knock neighbors & then a P.I.

In our case here is what we did:Set up admin accounts for Google, Yelp and ApartmentRatings where the property manager can go in and respond to any reviews posted on these sites.

You can get a lot of the information just by looking on Google.  

They would rather call us and ask a million questions rather than use google or try to figure it out on their own.

In MT RE agents can pay and be paid by PM's for referrals, but they can't pay to someone unlicensed).Most of our online owner leads came from Google search (where we were at one point able to be the #1 search result for a lot of the popular search terms).  

Ask for references, pictures of their work, if they are insured...google search them.May I ask why you want to do the rehab rather than invest in a turn-key cash flow property?
