I did some investing several years ago but the market went crazy so I had to focus on something a little more stable as I'm a single mother with a 20yr old college student, and I'm sure you all know that college isn't cheap.

I purchased my first house (ugly, beat up foreclosure in New Brighton, Minnesota) fresh out of college and proceeded to renovate the house room by room (entire kitchen, bathroom, knocked out walls to make open concept, tons of tiling/flooring) with my girlfriend.

My first thought for you when it comes to Rolla or even Ft Leonard Wood would be buy and hold properties, Renting to college students when you will always have a continuous flow of and renting to military families as well.

Thanks @Azeez, I would say the area is very much B and slightly rural however it is within a 5 minute drive to several major colleges, employers, and what would be considered an A market.
