The next steps we took:Found a couple of groups to network with (local and out of State)Found a group to play Kiyosaki's cash flow- learned through the game & created some relationshipsFound a few lenders (Hard Money,Private and Banking) I only used the bank for my first multifamily that I lived in.

There are many people who have been active in the game during that period that have made millions off equity alone.Find a deal, run the numbers, and if it works, pull the trigger.

John Warren, that makes a lot of sense for the other partner to have some skin in the game.

So i've been on BP forum for some time now trying to figure out how to get in the game.

@Dmitriy Fomichenko I’m new to the Solo 401K game, so I don’t have all the lingo quite down pat.

With the new hospital, casino, expansion of grantline road, good schools and various other infrastructure building it's ripe for appreciation.

In this scenario, if you DON'T get an earthquake policy, you get a bit extra in cashflow, but if the house is destroyed by an earthquake, you owe 400k on a pile of rubble...for some smaller investors, I'm guessing that could be enough to bankrupt them (particularly if that scenario happened across numerous properties...if, for instance, you ended up owing 1.5-2 million on 3-5 properties that were all turned to rubble, I'm guessing that would be game over for most smaller mom & pop investors who tend to have 3-5 properties). 

I am still fairly new to the professional investment game but I have only been able to find good deals in SoCal thus far.

If you assume that most people end up making nothing in this game, you're usually right.

A novice in this game but wanted to get some perspective on thoughts around the Miami market, specifically for wholesaling.
