I would prefer as close as possible to La Jolla (since that is where my office would be) but am open to really anywhere in Southern California within one hour of either Los Angeles, La Jolla, or Irvine.In terms of what I am willing to spend, I am only qualified for up to an 800k property, assuming $4,800 generated in rents (so for a 4-plex, I would live in one unit and have to rent the other three out for $1,600/each).I will look up Tim G.

I totally agree with Jon, I grew up going to all of the pawn shops on Colfax with my dad, and lived in an OK part of Aurora through middle/high school and its really just blue collar regular people raising families.

For a rental that had a blue tub (and some older blue tile floor) I found a really nice blue/gray tile that matched the tub and put that in.
