I have a background in custom cabinet making and also a lot of landscaping experience and contacts in the area.  

Carpet was dirty and gross and exterior needed painted/landscaping.

I would assume it would be lower as expenses often paid for by a landlord on MFH such as landscape upkeep, sidewalks, water/sewer/garbage, etc are transferred directly to the renter in a single family dwelling??

I was able to attend the Open space conference in Denver and they are talking about changing that landscape so more people would move to Colorado.

They added an uneven facade (which you couldn't do due to roof line) , different colors, 2'x6" for privacy for each entrance and bamboo in front, as well as other landscaping. 

Also, the quality of landscaping on the lot.The topography/geography of the lot and surrounding area --for instance, is it on a majestic bluff overlooking the ocean with million-dollar views, or is it a flat lot overlooking a flat empty field?

Well, because your using a rubber chicken to hammer in a landscaping spike. 

I would consider lawn care included in the rental amount though since Gainesville does have a ton of nature and most nurses don’t have the time to be mowing lawn and keeping up on landscaping. 

This sucks, but if it is not sub metered when you buy it, you have to include it in your numbers.Do you have any landscaping like grass that requires lots of water?

My house is from 1970 and it has had its fair share of issues with foundation, odd past-DIY reno's, overgrowth/poor health of landscape.
