As a renter these would be red flags that the place either a) is fake and is some sort of scam, or b) isn't managed well as the owner can't advertise it properly with different prices in multiple places. 

I advised that he needs to get the power placed into his name within 2 days.

Lenders would rather get something back than nothing back, and the folks with terribly damaged credit often have a lot more negotiating power than they think.

My recommendation is do it in power point and make it about 3 to 5 pages.

Don't underestimate the power of a "For Rent" sign in the front yard!

If they see the Warranty Deed, Special Warranty Deed, Deed Under Power, etc - they know right away - that you would be the rightful owner.Now- with a Quitclaim deed - it does say that the previous "seller" who did receive a Warranty Deed previously, did in fact offer you his interest.
