If they see the Warranty Deed, Special Warranty Deed, Deed Under Power, etc - they know right away - that you would be the rightful owner.Now- with a Quitclaim deed - it does say that the previous "seller" who did receive a Warranty Deed previously, did in fact offer you his interest.
