How do you approach a cold-call, much less someone who appears to have no intention to live in it and has not made moves to rent it?

TD bank doesnt appear to serve Tennessee however unfortunately.

Was the loan repayment process as seamless as the website/brochure made it appear to be?

It appears that is not the case anymore.   

Think about that for a second -- how the hell is rental income from a property you do not yet own supposed to appear on your historic tax returns?!!?!?!?

You have no obligation and neither does the environmental company have, unless it is obvious that there is the scent and oily appearance, then I think the company has the obligation to report.  

But it appears you have no money since you say you "have 35k to invest" but the funds you list are all from borrowed sources that would not be in an accepted list unless your family can gift you the funds.
