If an agent doesn't have an agency agreement for representation they have no right to any referral fee.If an agent has a valid written agreement to represent a party, they will be entitled to a referral fee, possibly more, to make that claim, the agent under contract must enforce that agreement with that client, not a third party.

You can use a warranty deed (the normal deed used for sales), but you could also use a quitclaim deed, which doesn't make any assertions regarding whether title is good, but just gives any interest you may have to the grantee.

Increasing the amortization also just violates all kinds of prudent practices, your property could depreciate faster than the loan would be reduced placing the borrower underwater, tax issues would likely arise (deferring principal) an ongoing interest expense and in an installment sale, which is what seller financing is, probably wouldn't come close to being seeing at arm's length, valid or as a legit transaction. 50 years is just as silly.There are conventional loans at 40 years and those are rare as hen's teeth and were more of an experiment to making homeownership affordable.

You can give them actual past performance, but when you start suggesting future performance you are getting into a financial prospectus as a basis for an investment decision.As to disclaimers, on a small investment deal, a property type deal, giving the old disclaimer of "this may not reflect actual performance and no warranty or representation is made" is eye wash, if an investor can reasonably rely on such information along with verbal assurances claimed, you can be had.
