Presenting a business plan to investors

Hi All,

I want to create a presentation for prospective investors to get financing for a home flipping business. What should I include in addition to a spreadsheet of cash flows and prospective P&L? The goal would be to get the investors to provide all of the financing and I would handle finding the deal as well as managing the project and we would split the profit 50/50. Any thoughts?
