I think our area relies more on a boro council than a DDA, which can be just as bad if not worse.I will be looking for some funding if the property checks out tomorrow on a visual inspection.  

Quality control With the fixed food contracts the larger guys are guaranteed a certain food cost rate regardless of market conditions.

It's also not a business for people with little to no capital.Maintenance and watching your expenses are a part of the game.Successful landlords have systems in place to deal with problems that come up and they SCREEN tough as your tenant is essentially your business partner.Another thing, you make your money when you buy correctly... applies even to landlording... certain areas and price points will attract certain tenant quality.

Hey JasonI completely agree with Eric that each buyer will have their own requirements, but overall it will be about being able to bring a quality deal that will matter the most.

Obviously both play a roe, but I have some money to invest and am having trouble getting started.I think it's more an issue of too much information and knowing what to look for and what the right measures of a quality investment property are.I'm in the Dallas / Fort Worth area.

from my experience if your near a military base and you can find a nice forecloser thats a good location to rent..new people moving in all the time always looking for rentals, you'd never hurt for quality tenants.

I'm getting more and more detailed with my planning because it's a forcing function to make me visualize and think through deals before I commit real assets.

In general, you have much lower quality tenants than SFR.

Would rather have had the unit vacant and placed the quality of the tenant.

You probably hope for better quality tenants, Will better quality want to pay that kind of rent in that neighborhood.
