There are two ways to value a mobile home park. 

Hey y'all, I am looking at purchasing my third home and would like advice on getting a loan. 

I aim to purchase two apartments outright in either Brickell or downtown Miami—properties with minimal HOA expenses. 

I want to hone in on one or two of these markets, but right now these are the ones on my radar.

I was thinking that flipping one or two mobile homes would provide some cash to put towards reserves for a house hack or something like that.

I have two questions, any home improvements I made like finishing my basement I know I can add to the cost basis of the home, do I need to have receipts for all my drywall, lumber , etc or can I just use a good faith estimate?

I'm so excited this will be my third BPCON! 

You may want to talk to an intermediary as they'd have a lot more knowledge on how the whole process works than I would, it's fairly rare that I see something like this happen, but I usually get it once every year or two.

Two parting thoughts - your real estate and finance degrees are not going to help you.
