If you see a chance for appreciation in the area based on home prices over the last few years (or some insider information like a new hospital opening in the area) and you can stomach breaking even on the month to month for the shot at a higher price in 5 years this could work.Otherwise I would probably try and hold out- there is probably a sexier deal somewhere in town with similar benefits and a lower price tag.Good luck!

In the town where they live, the best ATM charges $3.50 and caps withdrawals at $100, so even a $2.75 fee from Square (per $100, 2.75%) saves them money, and then they don't have to stand there at the ATM for 20 minutes while it tries to dispense all of their money (fun side note, it only dispenses $10 bills ... and $1500+ in $10 bills is a real pain for me to lug around in my pocket.

Mainly it's a matter of ignorance and simple curiosity in the small towns (population 95% white) around here.As one small example, one of my best friends is South Korean and she's gotten a lot of dumb questions - including one or two people asking whether she speaks English.

Speaking generally, but I only look at 3/4 unit buildings (duplexes don't make sense), and in the grand scheme of things total number of legal bedrooms is the most important metric as that's ultimately what drives rent roll given that the majority of renters, at least in the gentrifying areas that I target, tend to be recent grads who are sharing an apartment and want to live in the "hot" part of town but can't afford Manhattan proper.

It's in a multifamily zoned area, can rent for > 90 days (no ST vacation rentals) in a superb location in downtown Dunedin FL (voted most walkable small town in US or something like that.)

With that said, a lot of the areas in KC that seem popular on BP are in parts of town that are not as desirable and may not experience appreciation.
