With winter fast approaching I need to fill vacancies fast.I have read through some of the post here and understand it can be a decent cash flow, but I would love some recent  feedback from anyone that’s in the padsplit market in Atlanta on what to expect.  

@Jake Hughes A 1031 exchange is a great way to indefinitely defer all of the capital gains taxes, and gain access to that tax to use over time for your own benefit.

And the numbers that I had hoped for when I started ended up being every bit as good if not way better to be honest.I'd say do one or two and then see if you like it.

You can get cheaper properties closer to the center of Atlanta, but they'll require a more extensive rehab.
