If I were you I would not do a flip now, it is a much higher degree of difficulty than a house hack and may not deliver the results you expect.

Basically I will probably be paying all cash for two reasons: I have had difficulty qualifying for a conventional loan due to atypical income, and to be able to close quickly in a competitive market.I'm wondering down the road when I do a cash out refi, does the lender look at my personal credit/finances as an individual, or do they look at the property itself solely as an income producing asset?

Much smaller house I have, but your siding in this area should cost 7-10k, being that these Lakewood houses have some difficulty with high third stories, neighbors house is usually in close proximity, making access difficult.Lastly the siding will increase the value In that area.
