It’s time to expand my operation and if there’s an Ohio market without Ohio taxes I want that area to be my next target.

@Jessica Geisler As you step more and more into the world of real estate, you will realize that .... targeting to be debt-free, while at the same time build a large portfolio of real estate assets don't always go hand in hand.

As we plan for financial independence, and calculating our target financial goal, one big (unkown) piece of the puzzle is health insurance costs.

That being said, as a resource here in the area I would love to partner with anyone looking to invest in the area.

What kinds of target groups give the highest response rates? 

@Kwame Knights although you mentioned that you would like to target 5-20 units you didn't mention how many units are the ones you are considering with the rehab opportunity. 

I have taken initiative to learn as much as possible through books, podcasts, blogs, BP, and other resources (still a lot to learn!). 

For example: "I am looking for a detached 2,000 Square foot 2-family property in ________(target area). 

That said there are charities, county and state resources they can turn to point them in those directions if needed.

@Manish Sharma it is a competitive market in Indy sometimes multiple offers on the first day it goes on the market especially if you are targeting owner occupied areas of town.
