If they are selling the loan like most lenders it’s not their call.If it’s a super sweet way below market deal you either get the investor loan and then refinance after you move in, or you pay a tenant $5-$10k to leave early.

The VERY first phone call I ever got when I started working in this business was a woman who went up and down both side of me screaming "How did you get my name and address...blah blah and my house isn't for sale...blah blah" and I calmly stated foreclosure is public record and her name was printed in the paper....the silence was sweet for me, but when I hung up my heart was POUNDING...I hated that call and never forgot it.One kind gentleman was drunk beyond belief and called me the "C" word, and if you're not a woman, you can't believe the impact that word can have...I was in shock and after was seriously ready to change my phone number until I realized all these people aren't really pissed at me, but their own messed up situation.

If I price at 95% of value today's and tomorrow do the same on a second property based upon my prior sale I justify that by buying at a value based upon that same sale.Until they outlaw capitalism and as long as we answer the ethics question who is to blame...BTW when you are granted a deed without constructive notice market that puppy at a price less then what you're willing to sell and at a largely reduced value and two economic strategies begin to play out..Happy huntingMichael
